The kitchens at hus22 boast contemporary layouts and designs with a choice of sleek and stylish kitchen units and Bushboard Encore worktops, and are fitted with Integrated, energy-efficient A-rated Bosch appliances (including induction hob with extractor hood above, multifunction oven, combination microwave, fridge/freezer and dishwasher) and under-mounted Franke stainless steel sinks with Franke mixer taps.

Low energy lighting is subtly disguised below wall units. Waste sorter bins provide for source-separated waste recycling.

Contemporary bathrooms, en-suites and cloakrooms

Stylish Laufen sanitary ware and Hansgrohe taps are used throughout the hus22 development, as are semi-frameless shower enclosures with low profile shower trays and heated towel rails to bathrooms and en-suites. A choice of ceramic wall and floor tiles are available (depending on stage of construction), and all bathrooms and en-suites have underfloor heating.

High quality doors, windows and joinery

Composite timber / aluminium front doors from Velfac are fitted throughout, with predominantly triple glazed Velfac windows and doors that are aluminium-clad externally and factory finished timber internally, with satin-finish handles and locks. Internal doors feature satin finish stainless steel ironmongery.

All homes at hus22 are specified with feature staircases with oak treads, risers and handrails, and some are complimented by glass panel balustrades. Square cut skirting is painted to match interior walls.

Floor finishes

Ground floor living areas feature Boen engineered oak timber flooring and first floor rooms feature 100% British wool carpets. Bathrooms and en-suites are complete with ceramic floor tiles.

Energy-efficient central heating and hot water systems

All rooms on the ground floor individually zoned Under-floor heating using 7-day programmable room stats. Thermostatically controlled radiators on first floor areas (excluding bathrooms and en-suites) continue the energy saving ethos.

Each property has a whole house heat recovery system, maintaining a fresh atmosphere throughout the home by re-distributing warm air from the bathrooms and kitchens, via a heat exchanger to living rooms and bedrooms. During summer months a bypass valve can be opened to provide cool air to the living areas and bedrooms A highly efficient air-source takes full advantage of the low rate economy 18 electricity tariffs.

Contura wood burners complement the Conran architecture with a stylish contemporary design, providing a low carbon heat source when fuelled by locally sourced sustainable timber. The wood burner’s heat is distributed by the whole house ventilation system. Solar Thermal panels can provide up to 100% of the hot water for an average household in the summer months

External features

Lime-based render has been selected for its flexibility, crisp appearance and environmental credentials. Western Red Cedar timber cladding is used throughout, with Lindab galvanised steel guttering and downpipes.

Construction method

Open-panel timber frame system, manufactured by Stewart Milne at their UK factory, using sustainably sourced timber. Sandtoft Cassius clay roof tiles, manufactured to meet environment management standard ISO14001. Knauf ECOSE glass mineral insulation, provides a U-value of 0.15 to the external walls and roof

An array of additional features

Light and power supplied to garages with electronically operated doors, plus charging sockets conveniently located, (perhaps for electric car charging?).

Eco Specs

Each hus22 home incorporates a range of energy saving and environmentally friendly features. From the conservation of energy to the reduction of water consumption, each and every facet of environmentally aware living has been addressed.

Using air-source heat pumps, which absorb warmth from the air itself, the ground floor rooms can be efficiently centrally heated via an underfloor heating system, whilst bedrooms have thermostatically controlled radiators. A house-wide ventilation system seamlessly extracts warm air from rooms such as the bathrooms and kitchen, and uses it to heat up fresh air to distribute into other areas of the home.

Discreet solar panels on the roof or adjoining garage will provide enough solar energy to heat roughly 70% of the home’s hot water per year.

Minimising water consumption is another key concern of the hus22 development. To this end, water butts will be installed to collect rainwater for garden use, permeable paving on both the drives and patio areas ensure that rainwater percolates into the ground rather than drainage systems, whilst internally water saving sanitary ware and taps will be specified.

Each home is also equipped with energy-efficient appliances and light bulbs, a cosy wood burner, and high levels of insulation to keep the house warm in winter and cool in summer.
