Stylish Laufen sanitary ware and Hansgrohe taps are used throughout the hus22 development, as are semi-frameless shower enclosures with low profile shower trays and heated towel rails to bathrooms and en-suites. A choice of ceramic wall and floor tiles are available (depending on stage of construction), and all bathrooms and en-suites have underfloor heating.

Velfac doorsHigh quality doors, windows and joinery

Composite timber / aluminium front doors from Velfac are fitted throughout, with predominantly triple glazed Velfac windows and doors that are aluminium-clad externally and factory finished timber internally, with satin-finish handles and locks. Energy-efficient central heating and hot water systems

Contura StovesAll rooms on the ground floor individually zoned Under-floor heating using 7-day programmable room stats. Thermostatically controlled radiators on first floor areas (excluding bathrooms and en-suites) continue the energy saving ethos.

Each property has a whole house heat recovery system, maintaining a fresh atmosphere throughout the home by re-distributing warm air from the bathrooms and kitchens, via a heat exchanger to living rooms and bedrooms. ConstructionExternal features

Lime-based render has been selected for its flexibility, crisp appearance and environmental credentials. Western Red Cedar timber cladding is used throughout, with Lindab galvanised steel guttering and downpipes.

Construction method

Open-panel timber frame system, manufactured by Stewart Milne at their UK factory, using sustainably sourced timber. Sandtoft Cassius clay roof tiles, manufactured to meet environment management standard ISO14001. Knauf ECOSE glass mineral insulation, provides a U-value of 0.15 to the external walls and roof

Eco Specs

Solar water heatingEach hus22 home incorporates a range of energy saving and environmentally friendly features. From the conservation of energy to the reduction of water consumption, each and every facet of environmentally aware living has been addressed.

Using air-source heat pumps, which absorb warmth from the air itself, the ground floor rooms can be efficiently centrally heated via an underfloor heating system, whilst bedrooms have thermostatically controlled radiators. A house-wide ventilation system seamlessly extracts warm air from rooms such as the bathrooms and kitchen, and uses it to heat up fresh air to distribute into other areas of the home.

Discreet solar panels on the roof or adjoining garage will provide enough solar energy to heat roughly 70% of the home’s hot water per year.

Minimising water consumption is another key concern of the hus22 development. To this end, water butts will be installed to collect rainwater for garden use, permeable paving on both the drives and patio areas ensure that rainwater percolates into the ground rather than drainage systems, whilst internally water saving sanitary ware and taps will be specified.

Each home is also equipped with energy-efficient appliances and light bulbs, a cosy wood burner, and high levels of insulation to keep the house warm in winter and cool in summer.

Management Company

A Management Company will own and maintain the private woodland, the entrance road, shared landscaped areas and the connecting foul water sewers within hus22. Each home owner at hus22 will become a shareholder in the management company and shareholders will be eligible to become a Director or Secretary of the Management Company.

After the sale of the last homes at hus22, the home owners will wholly own the Management Company, which will be self-regulating. An initial annual Management Company service charge of £500 is proposed and a payment “on account” will be collected on completion of your purchase, but the service charge is not fixed and may vary from year to year in the future at the Management Company’s discretion.
