Topping Out at ‘Five’ — Our Exclusive Development of New Homes and Bungalows at Gressenhall, near Dereham

We have marked the construction of five spacious family homes at Gressenhall with a traditional topping out ceremony, and released the first two homes for sale.

Our managing director, Paul LeGrice, poured local Norfolk ale over the roof of one of the first homes to be made available — a builder’s tradition observed when a new roof structure is completed.

A development of just five homes

We are building three four-bedroom houses and two four-bedroom bungalows on the two-acre site at Gressenhall, three miles from Dereham. We have given the development the name ‘Five’, reflecting its deliberately small scale.

Building only five homes on two acres means every plot is unusually generous. A village site of this character warrants space, mature boundaries and privacy rather than density.

Four-bedroom bungalows on substantial plots

Two of the five homes are four-bedroom bungalows. New-build bungalows of this size are genuinely scarce in Norfolk, and single-storey living on a large plot appeals strongly to purchasers downsizing from a larger family house without wishing to compromise on space, or to buyers who want a home they can remain in for the long term.

One of the houses and one of the bungalows have been released, priced at £550,000 and £545,000 respectively.

Choose your own finishes

Because we are releasing these homes before the internal fitting is complete, purchasers reserving now can individualise their home — specifying flooring, tiling and kitchen design to their own taste rather than accepting a standard package. It is one of the real advantages of buying a new home early in the build programme, and something we encourage.

Energy-efficient specification as standard

The homes at Five have a traditional external design in keeping with the village, but the specification behind it is thoroughly modern:

•  Air source heat pumps for low-carbon heating and hot water

•  Underfloor heating throughout the ground floor

•  Solar photovoltaic panels generating electricity on site

•  Triple glazing to every window

•  Full-fibre broadband delivered to the property

Together these measures substantially reduce running costs against an equivalent older property, and they are fitted as standard rather than offered as extras. We have built energy-efficient homes across Norfolk for over thirty years because we believe a new home should cost less to run, not merely look newer.

Traditional design for a Norfolk village

The homes were designed by Norwich-based architects David Futter Associates, working to a brief that the development should sit comfortably within the existing village environment. Materials, proportions and roof lines follow the local vernacular; the interiors are laid out for modern family living.
